The meeting was called to order at 9:30 am by Chair Michelle Meis, the Pledge of Allegiance was recited. Supervisors present included Stan Iskierka, Betsy Rising and Doug Johnson. Clerk Heather Sward, Chisago County Assessor, Daryl Moeller and Sr. Deputy Assessor, Ted Anderson were also present.
The purpose of the Local Board of Appeals and Equalization is to provide a fair and objective forum for property owners to appeal their valuation of classification and for the Board to determine whether property in the jurisdiction has been properly valued and classified by the Assessor.
Daryl Moeller, Chisago County Assessor gave an overview of Nessel Township’s 2025 valuation. We had 20 Sales in the past year. We were at a ratio 91.08% market value, after adjustments were made to all properties in Nessel Township, we are at 93.38% value. 10 of those sales were water/lakeshore sales.
Total valuation in Nessel Township is $541,000,000.
Current new constriction is $4,580,700.00, which consists of 10 new houses started in 2024, compared to 7 in 2023, 10 in 2022, and 14 in 2021.
All adjustments made for 2025 were made based on market condition adjustments, there was no door-to-door assessments (other than new build).
